5. PRE-CONSTRUCTION METHODOLOGY
- Pre-Construction Phase:

As Construction Managers we provide the following services by:

Establishing confidence with project team members, developing specific support requirements and formats to furnish efficient business administration.

Developing cooperation and coordination with landlord, unions and governmental authorities (as required).

Reviewing project team insurance, bonding requirements and ensuring sufficient and non-duplicating services.

Formatting responsibility of team members and depicting communication routines.

Implementing emergency response, contact log and reporting structure.

Builders Group will lead project team by providing the use of our in-house estimating system, for cost analysis of both preliminary and final designs.

Subcontractor/Vendor Pricing - select from a qualified list of subcontractor bidders with project team members, and perform a current update on their ability for this project. Prepare a comprehensive bid package that strategically includes schedule, quality, payment and logistics as outlined in the Construction Plan. This scope will include all direct hired vendors to ensure total project success.

Scheduling - we will act as keeper of the schedule for all aspects of the project to determine all critical path requirements to ensure on time total project performance. Our total scheduling technique allows us to determine, monitor and adjust critical paths for alternate deliveries, building access, and revised scopes. Reporting is performed on a weekly basis to all parties.

Related Activities - review lease, maintenance and operation methodologies. Supplement overall budget with detailed construction budget and expenditure schedule. Analyze project funding and subcontractor payment terms. Verify all manufactured items for availability and cost. Implement pre-purchase and storage techniques as required. We will develop the "construction plan" including any and all necessary phasing, overtime work, site logistics and permitting, which will be part of subcontractor bid requirements. Formal and immediate analysis will be submitted with each drawing review and scope change.
